Repair is the right job when
A handful of slipped or broken tiles, a flashing that has come away, a valley that has silted, a local leak with a sound covering around it. You fix the failure and you leave. Access might be a tower or a small independent — still quoted separately.
Replacement is the right job when
Tiles are friable, nails are dying in a 40-year concrete covering, every rain finds a new stain, or you are already spending a repair budget every winter. Patching a dead roof is how people buy a full re-roof in instalments, with extra ceilings.
We will say if a repair is throwing money after a covering that should come off. We will not upsell a re-roof because it is a bigger week for the gang.
How we quote it
Repair: the work, plus access as its own line. Replacement: the covering as one job, the scaffold as erect / hire / strike. Photos of the pitch, the soffits and the loft (if you can get in) save a wasted visit.
Quick answers
Can you repair now and re-roof later?
Yes, if the repair is genuine. We will not pretend a dying covering is ‘fine for five years’ to win a small ticket.
