Two lines, always
We quote the roof — strip, felt, batten, tile or slate, ridges and the junctions — as one job. We quote the scaffold as erect, weekly hire and strike. If the covering overruns, you see the weekly rate instead of a surprise blended invoice.
National ‘per square metre’ screenshots do not survive an Essex hip roof, a chimney, or a pavement licence in Billericay.
Indicative 2026 ranges (South East)
These are typical South East domestic bands for a straightforward pitch, not a Skyrise Build price list. Shape, access, chimneys, insulation upgrades and the product you actually want move the figure. Send the postcode and photos for a written pair of lines.
- Small 2-storey mid-terrace re-roof: often £6,000–£10,000 for the covering, plus access
- 2-storey semi, both pitches: often £8,000–£14,000 for the covering, plus access
- Detached or a busy hip-and-valley roof: from about £12,000, design-dependent
- Scaffold for a full wrap during a re-roof: see our scaffolding cost guide — it is not included in the figures above
What pushes an Essex re-roof up
Concrete tiles vs clay vs slate. A chimney that needs lead, not a blob of mastic. Velux or dormers. A temporary roof because the house cannot sit open. Highway licences on south-facing fronts. Coastal wind on Southend, Leigh and Clacton pitches.
If the deck is rotten, the quote changes when we can see it. We would rather say that on day one than pretend a covering price includes hidden timber.
Quick answers
Is scaffolding included in a re-roof price?
Not in ours. Access is a second line: erect, weekly hire, strike. That is how you see a delayed tile delivery as a hire week, not a mystery.
Can you do the scaffold and leave my roofer to the covering?
Yes. Plenty of jobs are access only. Tell us on the form.
